PLANS for a new 123,000sq ft unit off Pochin Way, in Middlewich, have been given the green light by Cheshire East Council.

The application from Total Developments NW sailed through the strategic planning board’s meeting last week, with the site already allocated for further development in CEC’s local plan.

It will become part of the Pioneer Park scheme, based in the wider Midpoint 18 area, immediately to the east of the Middlewich branch railway line and to the west of Sandserson Brook.

In a report issued ahead of the meeting, CEC officers said: “This proposal would bring economic benefits through the delivery of new jobs within an established industrial park where the local plan allocates such uses.

“The proposal is compatible with the surrounding development and the design, scale and form of the building would sit comfortably with those within the locality.

“The impact on neighbouring residential amenity would not be significant.”

There will be parking provision for 116 cars on the site, including 11 electric vehicle charging points, as well as storage for 24 bicycles.

The unit, which could be used for industry or warehousing, will also have 35 lorry bays.

Total Developments NW will pay £337,260 towards road improvement in Middlewich as part of the scheme.

That cash will either go towards the cost of the Middlewich eastern bypass, or on other improvements at Town Bridge, the A54 corridor or Croxton Lane.

Work is required to start within three years.
