APPROVAL is being sought for a new roundabout and access road to serve a 190-home estate on land off Northwich Road, Knutsford.

The site was granted outline permission in February 2019, with access determined, and all other matters reserved for subsequent approval.

As part of the application the access via a new roundabout was approved.

A report with the roundabout application said: “However in order to build the roundabout Redrow Homes applied to the council to begin work on its construction prior to determination of the reserved matters approval due to further discussions with regards to the house design aspects of the application.

“Cheshire East Council informed Redrow this was not possible, and a subsequent Non-Material Amendment Application was withdrawn, which was submitted to vary a condition of the outline application.

“The council were of the opinion the housing layout needed to be permitted before works could being on the around about.

“Due to the continued discussions with regards to the housing reserved matters application for the wider site, and to facilitate the construction of the roundabout forming the main access to the development, Redrow Homes seek consent for full planning permission solely for the access roundabout as permitted under the outline consent.

“This would enable delivery of the roundabout junction ahead of the housing development once it comes forward following the Reserved Matter determination.

“The benefit of this to the local community in permitting a fully workable access road which can begin ahead of housing delivery and will allow for the programme works to take place sooner in 2020.”
